May the 28th www.pattaya-auction.com conducted the first live real estate auction ath The Pattaya Hill Resort, 329/3 Pratumnak Hill Road Soi 2, Pattaya in association with Sukhothai Associates Inter Law..
It was a full house at the 7th floor conference room of the Pattaya Hill Resort. A crowd of about 90 people came to the auction, we had to order more chairs 2 twice! Many of the visitors were curious of course and just spectators at this first auction. Some of the owners where there and we had some bidders. Our auctioneer, tv host Nick White did a very fine job in conducting this first auction, we hope he will be available at our next auction. No properties were sold yet, but we will get in touch with the sellers to see if they are willing to negotiate on the bids that were done. After auction we have had some serious bids coming in, we are quite confident that some of the properties will be sold.
For us this first time was a great learning experience, many things went allright and some things will be different at our next auction. One of the main improvements is that we will inform you much better before and during our next auction. We thougt that we could do like Sotheby's and Christies only publishing an estimated sales price, we know now that you should be informed about the reserve price before the bidding starts. Another thing we have learned form this auction is that you need more time to inspect the properties before the auction. The next auction listing will be ready very soon, so you will have plenty of time to inspect the properties before the auction.
One of the things that both potential buyers and sellers experienced very positive is that all all shanods (title deeds) were at the auction reeady for inspection. In some cases for example when the property is mortgaged the original shanod will be at the bank so only a copy can be shown at the auction. To prevent any later disappointments, conflicts or worse we emphasize on having all paperwork strictly in order.
For our next auction June the 25th at 2 PM at the Pattaya Hill Resort we would like to welcome you all again.
